Here are some of the steps I will take to find your perfect home:
Determine Your Wants and Needs
This is the single most important step. By asking you a series of questions I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet you needs. Throughout the buying process I will maintain your confidentiality and represent your best interests.
Help You Get Pre-Qualified
This step will show you how much you can afford. I will recommend lenders, advise what you will need for the initial consultation so you are really prepared, and give you pointers on how to negotiate for a better rate and terms. You will know how much you qualify for, comfortable payments and also extra costs you can expect.
I will use every available method to locate a property that matches your search parameters. This will include properties listed with my office, offered through other real estate companies, as well as unlisted properties. I will disclose all known facts about the property that are likely to affect your decision.
I will assist in the technical things like plumbing, wiring, furnace, roof, foundation, windows and doors so you can concentrate on the floor plan, family needs, furniture placement and overview of home. When I find the home that meets your criteria, I will assist you in writing an offer and act as a liaison between you and the seller. Remember to always have a deposit available (minimum $1000) to accompany the offer. I always recommends an inspection and unless you are paying cash, I will enter a financing clause. You will have time to arrange an inspection and get an appraisal/approval from your bank before you are committed to the purchase. If for some reason, the inspection or appraisal are not satisfactory, your initial deposit will be returned to you.
Once all conditions are satisfied, you sign a removal form and provide an additional deposit. My office will send all documents to your lawyer.
I will meet with you on possession day for a walk-thru and hand you the keys to your NEW HOME !!!
